Buying With 7.4% Rates: A Morris County Playbook

Mortgage rates are the highest they've been in a few years, and that changes the math for buyers. Here's what today's rates mean in dollars, and how to make them work for you.

What 7.4% Means in Dollars

Take a home at Morris County's August median price of about $756,000. With 20% down, the loan is $604,800. At the October 15 rate of 7.40%, principal and interest come to about $4,188 a month. At last year's 6.27%, the same loan would have cost about $3,732, so today's buyer pays roughly $456 more each month. Property taxes come on top: about $904 a month at Denville's average tax bill, or $2,007 in Mountain Lakes.

The Upside: More Room to Negotiate

Higher rates have slowed the market. Homes took a median of 37 days to sell in August, compared with 20 in April, which gives buyers more time to decide and more room to negotiate on price, repairs, or seller credits.
